Is there a way to set a different color/status when someone pays a deposit but doesn’t sign their contract? And when they sign the contract without paying the deposit. I’ve almost missed a couple deposits because it still says contracted in the same teal, so I didn’t see that there was a change to the payment amount.

Settings>lead statuses>add new status. Select appropriate settings.

You can change the status colors by going to Settings-->Lead Statues. You may need to add new statues for the situations you listed and pick a specific color for them.
