For the confirmed lead status, will it be under “confirmed” only if the deposit AND contract is signed or just either?

Lead status settings will dictate what happens to a lead at each phase. You can set it up either way. Settings>lead Statuses. I don't remember what default is.

Default is deposit and signed have to be completed in order for it to be in a confirmed status.
