Easiest way would be to charge a residential vs commercial delivery fee. That way your pricing on your website doesn't change and the customers don't feel like they have been baited into something but they charged a different price.

You can use conditional pricing to charge 2 separate prices for the same unit. Just enable customer type optional field and add both options. Use that to create the filters. There's a whole write up in the knowledge base.
