My contract templates do not require or allow the customer to sign/date them when checking out. I tried using the given template as well as making a new one following the directions listed in the help section. How do I make this so that the customer signs as first step of checking out?

You can do this by going to Settings-->Pages/Templates, select the contract and uncheck the 'Require payment first' box.
